English translation

This beautifully furnished and spacious double ground-floor maisonette of approximately 112 m² with a private garden is located in one of the most desirable neighbourhoods of Amsterdam, a stone's throw from the canal belt and Central Station. The property features a sunny west-facing garden and offers a rare combination of peace and space in the heart of our capital. The excellent accessibility also makes it an ideal home for expats and families. The property was built in 2017 and has an energy label A.

You enter on the ground floor into the hallway which provides ample space for, for example, a stroller and shoe cabinet. From here there is access to the toilet with a small sink, the meter cupboard, the living room, and the stairs to the first floor.

The modern, open kitchen (from the brand Bulthaup) is fully equipped with high-quality appliances such as a Quooker, double combi ovens, and a large family dining table. The living room is a wonderfully bright space due to the glass facade with doors that reach up to the ceiling. These open onto the maintenance-free garden, which is connected to a communal garden for all the neighbours.

Upstairs you will find a spacious landing with a storage room where the washing machine and dryer are located and where there is space to store items. The three bedrooms are positioned side by side: a large master bedroom with a built-in wardrobe and two spacious bedrooms. The luxurious bathroom has a bathtub, a walk-in shower, and a double washbasin. There is also a separate toilet on this floor.

The communal, enclosed garden leads out onto the Wittenburgervaart, where a refreshing swim can be taken. The communal courtyard garden also offers an ideal and safe place to enjoy the (evening) sun and for children to play. Additionally, there is an indoor garage with a private parking spot and two private spaces to store bicycles.

The property is located in a quiet environment in the city center, within walking distance of supermarkets, shops, restaurants, and coffee corners. There is also plenty of culture nearby, such as the Maritime Museum, Artis, and Nemo.

Excellent connections with public transport and major highways (A10 and A1). To Central Station (6 minutes by bus 22; 9 minutes by bike).
