Apollolaan 197 G

ENGLISH TEXT BELOW

INDELING

ENGLISH

One of the most distinctive locations in Amsterdam-Zuid is home to this spacious and light-filled **corner apartment in the striking Schouwenhoek building, constructed in 1937 to a design by architect F.A. Warners. The complex is unique in its design and character, reflecting the architect’s philosophy:

*“A building is new for only a short time and old for much longer. Therefore, choose materials that become more beautiful as they age.”*

A particularly impressive feature is the beautiful central entrance hall, which immediately conveys the distinctive character of the building upon arrival. Schouwenhoek exudes the stately atmosphere that is so characteristic of this prestigious part of Amsterdam-Zuid.

This is far from a standard apartment. It is a characterful corner residence offering light, space and an exceptional setting, situated in a building with real presence. The combination of three bedrooms, the bay window, generous reception room, beautiful entrance hall and various possibilities for reconfiguration makes this a property with considerable potential. Thanks to its corner position, daylight enters the apartment in a particularly attractive way. The reception room features a charming bay window, providing not only additional light and space, but also attractive views over the surrounding area. The large windows and corner position create an open and wonderfully spacious feeling.

For those who dream of living on the Apollolaan and would like to modernise an apartment entirely to their own taste, this property represents a particularly appealing opportunity.

The building benefits from a concierge, providing an additional level of convenience. The leasehold has been bought out in perpetuity.

LAYOUT
Through the central entrance, you enter the elegant and representative communal hall, from which the apartment on the second floor can be reached by lift or staircase.

Second Floor
The hallway provides access to the various rooms. The reception room makes excellent use of the corner position. With its bay window and large windows, the room is flooded with natural light. Combined with the pleasant and unobstructed views, this creates a particularly atmospheric living space. There are three bedrooms in total, including a very generous principal bedroom. A seperate toilet. The bathroom, accessible from the principal bedroom and originally also from the hallway, is fitted with a shower, washbasin and second toilet. The separate kitchen features a simple fitted kitchen.

The layout can be adapted in a variety of ways. For example, it would be possible to relocate the kitchen to the reception room, combine the existing kitchen with one of the bedrooms and, if desired, create a second bathroom.

LOCATION
The location is undoubtedly one of the property’s greatest assets. Apollolaan is one of the most sought-after avenues in Amsterdam-Zuid, characterised by grand architecture, greenery and a prestigious atmosphere. The apartment enjoys attractive, unobstructed views over the Apollolaan and Olympiaplein. Here, you are surrounded by the very best that Amsterdam-Zuid has to offer, with shops and restaurants, cafés, schools, cultural amenities and Vondelpark all within easy reach. At the same time, Apollolaan provides a pleasant, green and peaceful residential setting.
