A house with a past and all the space for a new story.

Some houses immediately feel like home. This is one of them. For many years, this property has been lived in with great love and care, and now it is time for new residents who want to make it their own. A family, a couple or someone with great ideas and the desire to create something beautiful: above all, this property offers a wealth of possibilities. The property requires modernisation. For example, gas heaters are still present, and the kitchen, sanitary facilities and finishes are also no longer up to modern standards. But that is precisely where the opportunity lies. Behind the dated interior is a charming house with a solid foundation, a surprising amount of space and a wonderful sunny south-facing rear garden.

Upon entering, you will find some of those original details that immediately bring a smile to your face. The charming stained glass between the vestibule and the hallway, for example, instantly adds character. And in the bathroom, we find another lovely detail: a cute little pivot window. Elements that give the house character and that could be beautifully combined with a contemporary interior as part of a modernisation.

The property officially offers approximately 96 m² of living space. And this is where it gets interesting, because the attic is not included in this figure. This floor has an area of approximately 28.5 m², but currently does not meet the requirements for natural daylight admission to be included as living space in accordance with NEN2580. By installing, for example, a Velux roof window, this could – provided the space otherwise complies with the applicable measurement instructions, create approximately 28.5 m² of additional living space, bringing the total living area to approximately 125m².

And those who dare to think bigger may see even more possibilities here. Consider, for example, an extension or the installation of one or more dormer windows. An additional bedroom, workspace, playroom or perhaps a comfortable master bedroom and second bathroom: there is plenty of space to adapt the house to your own living requirements.

The outdoor space is equally appealing. The rear garden enjoys a wonderful south-facing position, allowing you to make the most of the sunshine. With a well-designed garden layout, this could become a wonderful extension of your living space: doors open, long summer evenings, children playing outside or simply enjoying a cup of coffee in the sun.

And then there is the location. The property is situated in De Krim, a quiet and pleasant part of Haarlem where you can enjoy peaceful living while having virtually everything close at hand.

The vibrant centre of Haarlem can be reached quickly, while Bloemendaal railway station and Bloemendaal's charming shopping street are also just a short distance away. Schools and sports facilities are equally close by. Mendelcollege is located in the neighbourhood and the ice rink is practically around the corner. This makes it an ideal location for those who want to live in a peaceful setting while keeping the city, shops, schools, sports facilities and public transport within easy reach.

Given the age and background of the property, several additional clauses will be included in the purchase agreement, including in any event an age clause, a non-owner-occupancy clause and an ‘as is, where is’ clause. These clauses take into account the year of construction, the current condition of the property and the fact that the seller has not personally occupied the property. The buyer is expected to properly inform themselves about the structural and technical condition of the property prior to purchase.

In addition, material suspected of containing asbestos has been found in the property. No comprehensive asbestos survey has been carried out, which means that the presence of asbestos-containing materials in other areas cannot be ruled out. This is particularly relevant if the property is to be altered or renovated in the future.

The buyer will, of course, be given the opportunity, if desired, to have further structural and/or specialist inspections carried out at their own expense.

According to the available foundation information, the foundation has the classification ‘not elevated (A/B/C)’ and, according to information provided by the Municipality of Haarlem, is a shallow foundation. This classification is indicative only and does not provide any guarantee regarding the actual structural condition, quality or future development of the foundation. For this reason, a foundation clause will also be included in the purchase agreement.

Once an agreement has been reached, the arrangements made will be recorded in an NVM purchase agreement, which will in any event include an ‘as is, where is'-clause, an age clause, asbestos clause, non-owner-occupancy clause and foundation clause. The contents of the purchase agreement and the provisions and clauses contained therein are available from our office upon request.
