Zeer goed onderhouden appartementencomplex

Excellent condition apartment building
The apartment is part of a small-scale, well-maintained apartment complex built in 1989. Between 2020 and 2023, the building underwent extensive renovation and improvements. In 2020/2021, a new roof extension was added and the flat roof of the main building was insulated and renewed. The communal sewer system was renewed in 2022, while the roof tiles, battens, plastic gutters and rainwater drainage system were replaced in 2023.
As a result, the complex is currently in excellent condition, meaning that the Owners' Association is not expecting any major expenditure in the coming years.

Low service charges (starting 1 January 2027) and financially healthy Owners' Association
The building was divided into individual apartment rights this year. No service charges (operational expenses and reserve fund) will be charged for 2026. The seller will cover the start-up costs of the Owners' Association, including the 2026 building insurance, Reinstatement value valuation, Chamber of Commerce registration and bank charges. A one-off entry fee of € 250 will be charged, providing the Owners' Association with a small financial buffer for unforeseen expenses.
From 2027 onwards, the provisional Owners' Association contribution for this apartment will be €151.69 per month, of which €107.37 will be allocated to the reserve fund.
