Rondleiding

HET POORTGEBOUW | On the top floor is the generous, single-level apartment of approximately 151 square metres. A ceiling height of approximately 2.90 metres and windows on several sides enhance the sense of width and openness throughout the interior. The ground lease has been bought out in perpetuity, and the building is equipped with a lift.

Tour
Approaching from Hondecoeterstraat, the building immediately draws attention. Dark brickwork, light-coloured bay windows and refined ornamentation give the façade the distinctive character of the Amsterdam School. The gateway incorporated into the ensemble further emphasises the architecture as an integral part of the streetscape.
Inside, the lift provides access to the top floor. Behind the historic façade, the apartment extends entirely across a single level. The central hallway creates a clear division between the different spaces and immediately reveals the generous proportions of the interior.
The tour begins in the living. This is the largest room in the apartment, with sufficient width to accommodate several functions alongside one another. Directly adjacent is a separate study. Close enough to remain connected to the living spaces, yet sufficiently private to function as a dedicated workspace or library when the door is closed.
On the opposite side of the apartment is the understated kitchen, conceived as a separate room with worktops and cabinetry arranged in a U-shaped configuration. The surprise lies at the far end: another bay window, this time arranged as a dining area. Surrounded by windows, this is a place almost suspended between the façades and treetops of Oud-Zuid. An intimate setting for breakfast or coffee, separate from the larger dining table in the living.
Continuing through the apartment leads to the sleeping quarters. Four bedrooms provide a floor plan suited to a variety of household compositions and uses, while the separate study remains available as an additional dedicated space. The bathroom is centrally positioned within this private section and features a bathtub, shower and washbasin. Olive-green tiles give the room a distinctive, almost graphic character.
Behind the bathroom is a separate laundry and utility room, providing a dedicated place for the washing machine and technical installations. The toilet is separate.

Neighbourhood
The apartment is situated in the Museum Quarter, a neighbourhood characterised by stately nineteenth-century architecture, a rich cultural landscape and a refined selection of shops, restaurants and cafés. Museumplein, Vondelpark and Amsterdam’s historic canals are all within walking distance of Hondecoeterstraat.
The Rijksmuseum and Van Gogh Museum are among the internationally renowned cultural institutions in the immediate vicinity. The Concertgebouw is also only a short distance away and, with its diverse programme, forms an essential part of the cultural character of the Museum Quarter.
Alongside its cultural offering, the neighbourhood presents a varied selection of shops, ranging from independent boutiques to international luxury brands. P.C. Hooftstraat is just a few minutes’ walk away and is a prominent destination for high-end fashion and design. The surrounding streets also offer an extensive and diverse selection of restaurants and cafés.
For everyday shopping, a broad range of quality retailers can be found along Van Baerlestraat, Beethovenstraat and the surrounding streets. Every Saturday, an organic market takes place near Jacob Obrechtstraat. De Pijp, including the Albert Cuyp Market, is also within walking distance, as are Vondelpark, Sarphatipark and Amsterdam city centre.
Hondecoeterstraat therefore brings together culture, architecture, greenery and urban amenities, all within close proximity of the apartment.
