WONEN

LIVING
Through the communal stairwell, fitted with an intercom, you reach the central hall of the apartment. From here you step into the living room and immediately feel the space and light: tall windows let in plenty of sun both morning and evening, and you look out over the water on both sides of the island. It is a cosy space to unwind after a long day. The floors carry the mood of the home throughout: the living room, hall and rear bedroom all have a beautiful wooden floor.

COOKING
In the middle of the living room sits the open kitchen, renewed in 2023. With an induction hob, oven and plenty of storage, cooking here is effortless, while you stay connected with your housemates or guests in the living room. Exactly the layout you want if you like to cook together and gather round.

SLEEPING AND BATHING
The apartment has two equally sized bedrooms, one at the front and one at the rear. The rear bedroom looks out onto the quiet inner courtyard of the complex, making it wonderfully still, even with the window open, and it stays pleasantly cool in summer thanks to the shelter from the sun. The front room is a bright space with a large window and a second, smaller one, big enough for a double bed and, for example, a desk as well. The bathroom is compact and functional, with a walk-in shower, washbasin, washing-machine connection and a stone floor. The separate toilet is right next to it.

OUTDOOR LIVING
From the living room you step straight onto the northeast-facing balcony. The sun is here from sunrise until around eleven or twelve in the morning, and thanks to the balcony's excellent position, evening light still reaches it from the west. A lovely spot for a cup of coffee early in the morning or a glass of wine while the evening sun lingers.

LOCATION
The KNSM Island in the Eastern Docklands (Oostelijk Havengebied) is a neighbourhood with a character all its own: striking architecture, plenty of water and a strong sense of community, with neighbourhood drinks, a King's Day breakfast and a New Year's dive. From the swimming jetty on the Levantkade, a minute's walk away, you can take a plunge in summer, and on the terrace alongside it you join the neighbourhood for a drink. For daily groceries you walk to the Brazilië shopping centre, with Albert Heijn, Jumbo and a wide choice of specialty shops among others, and every Wednesday there is an organic market on the Van Eesterenlaan. Public transport stops almost at the door, by car you reach the A10 ring road in five minutes, and by bike you are in the centre of Amsterdam within a quarter of an hour. In the garage beneath the complex, parking spaces are available to rent and to buy, and there is always room on the street too.

LIVING AREA AND OUTDOOR SPACE
Living area of approximately 58 m², measured in accordance with the NEN-2580 measurement standard. In addition, the home has a private 5 m² storage unit in the basement of the complex, fitted with electricity, as well as a balcony.

The complex has an active homeowners' association (Vereniging van Eigenaren). The monthly service charge for this apartment right (KNSM-laan 720, home with storage unit) is € 165.40. GROUND LEASE (ERFPACHT)
The home is held on perpetual ground lease (eeuwigdurende erfpacht) from the Municipality of Amsterdam. The canon (annual ground rent) has been bought off through 30 November 2042, which means you pay no annual canon until that date. The seller has already had the canon for the period thereafter fixed at the notary.

TRANSFER
