An exceptional private estate with international appeal, just 25 minutes from Amsterdam

___

Some villas have something special about them. Not just because of their appearance, but above all because of the feeling they evoke. An atmosphere that touches you the moment you arrive. Just 25 minutes from Amsterdam lies one such rare gem: a villa in the Gooi region, brimming with character, charm and exceptional living space.

Even before you drive up the driveway, you can sense it: this is no ordinary house. The leafy avenue, the unobstructed views over the surrounding countryside and the serene tranquillity give this place a unique character from the very first moment.

The villa itself stands majestically anchored in the landscape. The spacious parkland garden offers plenty of room, whilst the lush, mature planting ensures complete privacy and shelter.

The villa was designed in the last century by Willem Leliman - known for the Koffiehuis near Amsterdam Central Station - and later modernised internally by Jan des Bouvrie, whilst retaining its authentic character. Inside, the rooms flow naturally into one another, with plenty of natural light, beautiful sightlines and a layout that exudes tranquillity and elegance.

Upon entering, one is immediately struck by the daylight streaming into the spacious entrance hall through the large windows. From here, the villa unfolds in a natural way: to the left are the kitchen and living room, to the right the dining room. The living areas are all interconnected and open to the outdoors.

The right wing of the villa has been fitted out as a study and separate living area, offering stunning views over the parkland garden. One level below are the indoor swimming pool, an apartment, a gym and a spacious garage with room for six cars. Here too, the connection to the terrace and garden has been carefully designed.

The double staircase in the hall leads to the upper floor, where comfort and layout are once again key. Each bedroom has its own en-suite bathroom and offers tranquillity, space and privacy. The master suite occupies the entire left wing of the villa and feels like a private retreat in its own right: spacious, light and serene. The bathroom flows seamlessly into the dressing room, with views over the garden.

Directly adjoining the villa is an impressive multifunctional space of approximately 550 m², complete with a bar, lounge and imposing open fireplace. An inspiring space that can be effortlessly transformed into a studio, gallery, home office, wellness area, guest accommodation or exclusive entertainment space.

From the large veranda running the entire length of the villa’s rear, you can look out over the beautifully landscaped garden - a place where tranquillity, privacy and nature come together.
