Muurhuizen 25

**ENGLISH TRANSLATION BELOW**

- voorzetramen geplaatst aan de voorzijde;
- monumentenglas toegepast aan de achterzijde en in het souterrain;
- de zolder geïsoleerd;
- kieren zorgvuldig afgedicht;
- dikke isolerende gordijnen toegepast.

***ENGLISH TRANSLATION***

Living in one of the oldest and most remarkable residential houses in Amersfoort, in what may well be the finest location within the historic city centre.

On the iconic Muurhuizen, directly alongside the city canal and enjoying unobstructed views over the water and surrounding historic monuments, stands the national monument residence Groot Tinnenborch. This exceptional wall house dates back to around the year 1300 and originally formed part of Amersfoort’s first city wall. Over the centuries, it evolved from a defensive structure into an impressive residence where history, character, tranquillity and modern living comfort come together in a truly unique way.

The property offers approximately 367 m² of living space, stands on a private freehold plot of 365 m², and is considered one of the most distinctive monumental residences in the city. Since 1932, the property has changed ownership only once. The upcoming sale therefore represents just the second opportunity in almost a century to become the owner of this extraordinary home.

A unique location on the canal
The Muurhuizen are among the most sought-after residential locations in the Netherlands. From Groot Tinnenborch, you enjoy beautiful unobstructed views over the historic city canal and various monumental buildings. Despite its central location in the heart of the city centre, the property offers a remarkable sense of peace and tranquillity.

This part of the city centre is traffic-calmed and used almost exclusively by local residents and destination traffic. There are no parked cars directly in front of the property, while accessibility remains excellent. Restaurants, cafés, shops, theatres, cultural venues and all city-centre amenities are within easy walking distance. Amersfoort Central Station can also be reached in approximately fifteen minutes on foot.

Its waterside location even offers possibilities for canoeing or using a small boat directly from the canal.

Privacy and security
What makes Groot Tinnenborch even more exceptional is its extraordinary level of privacy. The property offers minimal visibility from the street, while the garden enjoys a high degree of shelter and seclusion. Here, one experiences a level of tranquillity rarely associated with a historic city centre. The property has no rear access, ensuring the garden remains completely private. The entrance is positioned at a clearly visible location on the street side.

A monumental home with contemporary living comfort

Although Groot Tinnenborch boasts a history spanning more than seven centuries, the property has been meticulously maintained and restored over the years. Since 2004, extensive restoration and renovation works have been carried out, carefully preserving the property's historical significance while incorporating modern living comfort.

Among the improvements carried out are the restoration of the roof and roof structure, complete renewal of electrical, water and central heating systems, replacement of bathrooms and kitchen, restoration of façades, extensive exterior painting, and the careful conservation and restoration of numerous historical elements.

As a result, the property is presented in an excellent state of repair.

Characterful living spaces

The basement level forms a remarkable living area, featuring beautiful vaulted ceilings in both the hallway and garden room, an atmospheric kitchen with a wooden ceiling, underfloor heating, and various authentic details. The basement also provides direct access to the street via a practical bicycle channel, allowing bicycles to be conveniently stored indoors.

The ground floor is characterised by impressive ceiling heights of almost four metres. Via the landing staircase, you enter through a magnificent entrance door. This leads into the entrance hall featuring a marble floor and authentic spiral staircase.

This level includes the stately “grote sael”, complete with its iconic fireplace, wooden flooring, timber ceiling, an Old Dutch stained-glass window at the front and a large English sash window overlooking the garden. Natural light enters from three sides. Also on this floor are a spacious bedroom with bathroom area and walk-in wardrobe, as well as an atmospheric library with fireplace.

The first floor currently comprises three generous rooms, with the possibility of reconfiguring the layout to create four rooms. This level also includes a bathroom and separate toilet. From here, the views over the canal and historic city centre are equally impressive.

An absolute highlight is the remarkable attic floor measuring approximately 8 by 12.75 metres. This open-plan space features three dormer windows and showcases a magnificent historic roof structure dating from 1452. Thanks to its size and open layout, this floor offers a wide variety of possible uses. It also enjoys spectacular views across Amersfoort, including the famous Onze Lieve Vrouwetoren.

A unique city garden
The secluded city garden forms a green oasis of tranquillity in the heart of the historic city centre. Silence prevails here, particularly during the evenings when only local traffic passes through this part of the city. The garden is dominated by an impressive monumental copper beech tree, estimated to have been planted around 1830 and holding protected monument status. This exceptional tree not only creates atmosphere and privacy but also contributes to a pleasant indoor climate by naturally shading the façade during the summer months.

The garden also contains its own private water well, a rare and remarkable feature that perfectly complements the historic character of the property. In addition, the garden offers various seating areas, a covered terrace and a practical bicycle storage area.

Sustainability and comfort
Despite its monumental status, considerable attention has been given to sustainability and energy efficiency.

Measures include:
- Secondary glazing installed at the front façade;
- Heritage glazing installed at the rear façade and in the basement;
- Insulation added to the attic;
- Careful sealing of draught gaps;
- Installation of heavy insulating curtains.

Thanks to the thick historic walls and the shade provided by the monumental beech tree, the house remains remarkably cool during warm summer days. Furthermore, opportunities exist to heat the property in the future without gas through innovative technologies such as the Tarnoc system.

Historical significance
Groot Tinnenborch is regarded as one of the most culturally and historically significant buildings in Amersfoort. The property is already mentioned in historical records dating back to 1414.
Its exceptional importance is further highlighted by the fact that Groot Tinnenborch has been included in Madurodam.

A rare opportunity
Groot Tinnenborch is far more than a residence. It is a monumental living experience, a historical icon, and an exceptionally well-maintained townhouse situated in one of the most beautiful locations in Amersfoort.

A property of this quality, historical significance and rarity becomes available only very occasionally.
