Rondleiding

A refined and detailed level of luxury reveals itself here in a distinctly crafted and artisanal manner. The residence is part of a sustainable, gas-free building with an A+ energy label, offering a standard of comfort that exceeds contemporary expectations.
Living here sets itself apart from other residences, appealing to those who value design, material refinement, nuanced use of colour, and craftsmanship. The layout, featuring expansive living and cooking areas, three bedrooms, two workspaces, two bathrooms and a generous terrace, is both balanced and playful. Large windows enhance the sense of light and offer uninterrupted views over the IJ.
This is complemented by a pleasant, partially covered terrace adjoining the living area, providing optimal views over the water.
The apartment forms part of a small-scale residential building with four residences, designed by Stefan Fremouw of the renowned architectural firm De Klunder, and includes an elevator and an indoor garage.
Narva Island has matured into a well-established and socially secure residential setting, connected to the Jordaan, the Western Islands and the Spaarndammerbuurt. A diverse and green environment with a strong nautical connection to the surrounding harbours.
Baken NO. 244 represents the form and execution of this distinctive residence.

Tour
Access via the elevator and a semi-private hall leads into an entrance that immediately conveys a sense of arrival and affirms the qualities of both the residence and its location.
A spacious hall connects to the approximately 128 m² living area and the study, where the wardrobe and guest toilet are also positioned.
The living space extends across the full width of approximately fourteen metres, framed by expansive glass façades overlooking the IJ. At its heart, a beautifully designed kitchen takes on a central, almost sculptural role within the space.
Adjoining this living area is a terrace of approximately 30 m², functioning as a natural extension of the interior. The space accommodates a dining area, lounge, television and reading corner, and even a piano.
The sleeping quarters offer three bedrooms, two luxurious bathrooms and a separate laundry space.
Modern comforts such as underfloor heating, cooling, triple glazing, a heat recovery system and sun shading ensure a pleasant indoor climate throughout the seasons. The level of luxury remains understated yet of a high standard.
In the basement, an indoor garage provides a parking space (with electricity), a storage room and bicycle parking.

Outdoor space
The distinction between an outdoor space and a truly qualitative outdoor space is clearly perceptible here. BAKEN No. 244 features approximately 30 m² of terrace, directly adjoining the living area. This partially covered outdoor space offers two comfortable seating areas, both oriented towards the water and the dynamic character of the IJ.
The terraces are finished with sand-coloured tiles and a sleek ceiling, and connect seamlessly to the living through multiple sliding doors, allowing interior and exterior spaces to merge effortlessly.
Whether for a leisurely breakfast in the sun or a final glass of wine, this setting forms a natural extension of the living experience. The view presents a lively scene of swimmers, paddleboarders and passing boats. As a particular highlight, there is a front-row position during the Sail events.
