Nieuwemeerdijk 39

FUNDERING – WEL EVEN GOED LEZEN

LIVING ON THE DIKE, WITH YOUR OWN PRIVATE JETTY RIGHT IN FRONT OF YOUR HOME!

Surprisingly spacious, wonderfully situated by the water and in a fantastic location close to the centre of Badhoevedorp.

Located on the popular Nieuwemeerdijk, this characteristic 1930s home offers an impressive total usable floor area of approximately 167(!) m², a beautifully constructed PRIVATE JETTY ON THE WATER, a sunny terrace, a small garden and a surprisingly spacious layout.

And then there is the view. From the house, you have a wonderful outlook towards the historic Molen van Sloten windmill. It is a location full of atmosphere, water and history, while the village centre and all everyday amenities remain conveniently close by.

The property was owned by the same owner for 35 years, and it shows. It has clearly been a much-loved home and has been carefully maintained over the years. The exterior paintwork is neat, the fundamentals are solid and the property presents itself well. This is not a completely modernised home where everything was replaced yesterday, but rather a well-maintained and solid house offering plenty of opportunity for its next owner to make it their own.

SURPRISINGLY SPACIOUS

The original house already offers approximately 124 m² of living space. Over the years, however, the rear section has been almost entirely built out, creating approximately 40 m² of additional usable space.

This area is currently arranged as a separately accessible studio. It could benefit from some cosmetic updating, but it is solidly constructed and adds considerable versatility to the property. It could potentially be used as a home office or practice, studio, guest accommodation or space for an older child, subject of course to the intended use being permitted under applicable public-law regulations.

Altogether, the property offers almost 167 m² of usable floor area – considerably more space than you might expect from the outside.

A WONDERFUL MAIN LIVING FLOOR

The ground floor accommodates the living room and kitchen, with direct access to the terrace and small garden. It is a pleasant and comfortable living space in which the character of the original dike house has been carefully retained.

And, of course, the water plays a starring role here. Directly in front of the property is a beautifully constructed private jetty – a wonderful place to sit by the water at the end of the day and simply enjoy this very special setting.

The first floor offers three bedrooms and a bathroom. The second floor features a charming and versatile attic level, ideal as an additional bedroom, home office, playroom or simply valuable extra space. There is even an additional shower and a sauna on this floor!

AND THEN THERE IS THE LOCATION...

Nieuwemeerdijk offers the best of two worlds. You live directly by the water, enjoying the character and sense of freedom that comes with a traditional dike house, while the centre of Badhoevedorp – with its shops, schools, restaurants and everyday amenities – is just a short distance away.

And Amsterdam is remarkably close: you are looking towards the city and can reach Vondelpark in approximately 20 minutes by bicycle.

Amsterdam, Schiphol Airport and the main arterial roads and motorways are all easily accessible. And with the Molen van Sloten windmill in view, this location offers something you simply will not find in an ordinary residential street.

FOUNDATION – IMPORTANT INFORMATION

As is more commonly seen with older properties along the dike, the house stands at a visible angle towards the dike. This inclination is part of the character of the property and relates to its type of foundation, dating from 1937 and constructed on a dike embankment.

The previous owner, who owned the property from 1992, did not observe any noticeable increase in this inclination during her period of ownership.

The foundation was recently inspected and classified as presenting a medium risk, with periodic monitoring recommended. The complete foundation report is available to interested parties.

LAND AND LEASEHOLD

The property is situated on land belonging to the Rijnland Water Authority (Hoogheemraadschap van Rijnland). The leasehold has been arranged IN PERPETUITY on favourable terms. The current annual ground rent, which may be tax-deductible in Box 1 subject to the buyer's personal tax situation, amounts to €837 per year and is indexed by 5% every five years (equivalent to an average of approximately 1% per year).

As the property is being sold from an estate, a non-occupancy clause will be included in the purchase agreement.
