Live in a characterful property dating from 1930, with a lovely south-east-facing garden and a surprisingly spacious garden shed of approximately 24 m². This charming ground-floor flat on Achillesstraat combines the charm of Oud-Zuid with a surprising amount of extra space and potential.

The property has a living area of approximately 55 m² and features a pleasant and practical layout with a bedroom, a modern kitchen with built-in appliances, wooden floors, a cosy open fireplace and authentic details such as stained-glass windows. From the house, you step straight into the leafy garden, where the covered veranda provides a lovely spot to enjoy the outdoors for much of the year.

At the back of the garden stands the spacious garden house of approximately 24 m². It has its own central heating system, its own sewerage connection, a bathroom with a bath, toilet and washbasin, and two open-plan areas with natural light streaming in from above. This means the garden house offers a wealth of possibilities: from a comfortable home office or practice space to a guest house, studio or hobby room. The two open-plan areas could, for example, also be converted into a master bedroom with an adjoining nursery – a layout that the current residents themselves enjoyed using when their children were younger.

The property
Built in 1930, the property exudes the characteristic charm so typical of this neighbourhood. Authentic features are combined with contemporary living comfort, creating a warm and cosy living environment.
Thanks to the wooden floor and open fireplace, the living room is a lovely place to come home to. The modern kitchen has been extended, is practically laid out and fitted with various built-in appliances. The property also features a bedroom and a well-maintained bathroom. Thanks to the clever layout, the available space is utilised to the full.

The garden
One of the property’s major highlights is the lush and charming back garden. You can step straight out of the house into the garden, and the covered veranda is a lovely place to sit at many times of the year.
The garden faces south-east and enjoys plenty of sunshine in the morning and early afternoon, making it a wonderful spot to start the day peacefully with a cup of coffee in the sun. In summer, the grapevine with its clusters of grapes and the fig tree create an atmospheric, almost Mediterranean feel, whilst various evergreen plants ensure the garden remains beautifully green even in the colder months. At the back of the garden stands the spacious garden shed, which, at approximately 24 m², offers a remarkable amount of extra usable space and thus really adds something special to the property.
