Formosastraat 53

***ENGLISH TRANSLATION BELOW***

BRIGHT, INDUSTRIAL AND RIGHT AT THE TOP – LIVING ON QUIET FORMOSASTRAAT

On the quiet Formosastraat, on the top floor in the Indische Buurt, lies this bright studio of approximately 25 m² with perpetually bought-out leasehold with almost wall-wide windows facing south, a concrete floor, a sunny terrace and a surprising amount of storage.

The shared staircase leads to the top floor, where just two apartments share a small landing. Directly opposite the front door is a private storage room of approximately 1,0 m², ideal for coats, shoes, household appliances and anything else you prefer to keep outside the main living space.
Inside, a small entrance hall provides access to the bathroom and living area.

The studio is arranged as a combination of library and living room. A royal-blue velvet sofa bed and lounge chair by Danish brand Innovation Living form the heart of the space, surrounded by books, art and the characterful concrete floor. This keeps the apartment open and bed-free during the day; in the evening, the sofa converts easily into a full sleeping space. The sofa and chair can remain with the apartment if desired.

SOUTH-FACING OUTDOOR LIVING:

Adjoining the apartment is a shared south-facing terrace. It is an ideal spot for coffee, an afternoon in the sun or a drink at the end of the day. The large south-facing windows connect the interior directly with the greenery of the street. Formosastraat is lined with distinctive honey locust trees, whose delicate canopy filters the sunlight before it enters the apartment.

STORAGE YOU RARELY FIND WITH A STUDIO:

In addition to the private storage room opposite the front door, the apartment comes with a second private storage room of approximately 3,5 m² in the basement. There is ample room for several bicycles, SUP boards, suitcases, tools and seasonal belongings. Formosastraat itself is quiet, and there is generally plenty of space to park bicycles directly outside.

BETWEEN THE INDISCHE BUURT AND THE GREENER SIDE OF AMSTERDAM-OOST:

The location offers easy access to several sides of Amsterdam-Oost. In one direction, you can walk or cycle straight towards Javaplein and Javastraat, with their shops, cafés, restaurants and everyday amenities. In the other, the apartment is well positioned for the Oranje-Vrijstaatkade and Watergraafsmeer. Huize Frankendael and Park Frankendael are around a 15-minute walk away. Amsterdam Muiderpoort station is approximately three minutes away on foot, with several tram stops also close by. The city centre and other parts of Amsterdam are therefore easy to reach. The location is particularly attractive for runners. Flevopark is nearby for a shorter route, while longer runs can easily extend towards IJburg or Durgerdam, following water, dykes and green landscapes.

PERPETUAL GROUND LEASE, ENERGY LABEL C AND A HEALTHY OWNERS’ ASSOCIATION:

The property is held on a perpetual ground lease, with the ground rent bought out in perpetuity, an important advantage for the future owner. The apartment has energy label C and a high-efficiency central-heating boiler from 2018. It also forms part of a well-maintained and financially healthy owners’ association (VvE), providing a solid basis for the future care and maintenance of the building. The monthly service charge is €65.

LIGHT, VIEWS AND AMSTERDAM ON THE HORIZON:

Its top-floor position gives the apartment surprisingly open views. To the right, you can see as far as the Rembrandt Tower near Amsterdam Amstel station; to the left, the dome of the former Gerardus Majella Church lights up at night, now the NedPhO-Koepel and home of the Netherlands Philharmonic Orchestra. During the day, the apartment changes constantly with the light. On sunny days, the sun filters through the fine canopy of the honey locust trees along Formosastraat and travels deep across the concrete floor through the large south-facing windows. With greenery outside the windows, Amsterdam-Oost on the horizon and the illuminated dome of the NedPhO-Koepel visible in the distance at night, this compact studio has an atmosphere rarely found in a home of this size.
