Rondleiding
We gaan verder omhoog.

Tour
We begin on the Herengracht. From the quayside, the character of the house is immediately apparent: narrow in width, extending vertically and unmistakably part of the rhythm of the canal. The dark brick façade, light-coloured detailing and dark green entrance give the property a distinctive identity while remaining entirely in keeping with its historic surroundings.
Once inside, it immediately becomes clear that this is not a home that can be understood on a single floor. The house unfolds upwards. The staircase is not merely a functional element, but the central line around which the entire layout is organised. Each floor introduces something new, giving the house its own distinctive rhythm.
On one of the lower residential floors is a room overlooking the canal. Through the tall windows, the water and the opposite side of the canal are immediately visible. The room feels intimate and sheltered, with exposed wooden beams, a herringbone floor and deep red tones across the walls and ceiling. It is a room with a strong identity: modest in scale, yet highly distinctive through its use of colour, materials and views.
One floor higher, the function changes. Here you will find the first kitchen, also positioned on the canal side. The dining table sits close to the window, keeping the city ever-present during breakfast, lunch or dinner. The kitchen itself is arranged along the wall, with dark blue cabinetry, brass details and a lightly veined worktop. It is a practical space, yet one in which atmosphere and materials play an equally important role.
We continue upwards. As you ascend, the house gradually becomes quieter and more private. In its current configuration, the property has three bedrooms. The layout, however, offers considerable flexibility and can be adapted to suit individual preferences, including the possibility of creating additional bedrooms. The bedrooms are positioned high above the street, with wide window openings allowing plenty of natural light to enter. Wooden floors and calm colour palettes give these rooms a more understated character than the living spaces below. Here, the emphasis shifts from expression to tranquillity, privacy and views.
The four bathrooms are distributed across different levels, each with its own character. One is more expressive, featuring graphic tile patterns and dark stone, while another is lighter and more understated, with white metro tiles and a spacious shower. These differences reinforce the sense that every floor forms a world of its own.
Higher up in the house, another living space appears. This second living room has a more elongated layout and a calmer colour palette. Muted grey-green walls, exposed beams and a wooden floor give the room a more understated character. It is a place to sit, read or dine, while the second kitchen at the far end of the floor allows the space to function independently. This dual living arrangement is precisely what makes the house so flexible: there is no need to rely on one fixed place for cooking or spending time together.
We continue upwards one final time, and everything changes. Beneath the roof, a living space opens up in which the timber structure remains fully exposed. Beams and posts define the room, while the large glazed section of the roof allows an abundance of daylight to enter. The result is an unexpected combination of historic character and openness.
At this level, there is ample space for a long table, whether for working, dining or entertaining a larger group. The room feels more open than the floors below and, at the same time, forms a natural conclusion to the vertical journey through the house. From the canal at street level to the light beneath the roof, every floor has its own proportions, function and atmosphere.
The property on the Herengracht is therefore not a house that can be captured in a single glance. It invites movement. You discover it layer by layer, from the intimate rooms overlooking the canal to the open space at the top. Its flexible layout makes the property suitable for a variety of living arrangements, for example for a family, house sharers or children studying in Amsterdam. Step outside and the city begins immediately: the quayside, the water, Utrechtsestraat and the Amstel are all close by. Inside, it is above all the vertical coherence that stays with you: a house in which the succession of floors defines the way you live.

Neighbourhood
Although the property does not have a private garden or terrace, outdoor life begins immediately outside the front door on the Herengracht. The canal itself serves as the principal outdoor space here: water, trees, monumental façades and long views along the quays define the streetscape.
Step outside and you are immediately immersed in Amsterdam’s historic city centre. The quays invite you to stroll along the water, while the proximity of Utrechtsestraat and the Amstel places everyday city life within easy reach. It is an area ideally explored on foot or by bicycle.
Here, private outdoor space is therefore less about having a defined area behind the house and more about being part of the immediate surroundings. The canal, bridges and quays together form the backdrop to everyday life, with Bridge 34 serving as a recognisable landmark close to the property.
