FANTASTIC LUXURY, LIGHT-FILLED AND SUSTAINABLE LIVING IN AMSTELKWARTIER

Turn-key apartment of approximately 80 m² featuring a sunny south-facing balcony, high-quality bespoke finishes, an A+++ energy label and the possibility of creating a second bedroom.

Stylish living without compromising on comfort or sustainability. This exclusive third-floor apartment was built in 2021 and has been finished to an exceptionally high standard. Large windows and sliding glass doors provide an abundance of natural light, while the luxurious open-plan kitchen, extensive bespoke cabinetry and high-quality materials give the apartment a refined and elegant feel.

The current layout offers a spacious bedroom with walk-in closet and en-suite bathroom, as well as a stylish separate home office with a glass partition. If desired, this space can easily be converted into a full-sized second bedroom (see alternative floor plan).

The living room opens directly onto the 8 m² south-facing balcony. Residents also have access to a beautifully landscaped communal roof garden of approximately 250 m².

With an A+++ energy label, underfloor heating and cooling, heat-recovery ventilation and four private solar panels, this is also an exceptionally comfortable and future-proof home.

A private storage unit and dedicated bicycle parking spaces in the basement complete the property. A private parking space is available separately for €60,000, buyer’s costs; the ground lease for the parking space has been bought out in perpetuity.

LAYOUT
The well-maintained communal entrance, with intercom system and lift, provides access to the third floor.

You enter the apartment into a hallway with coat storage, a modern separate toilet with washbasin and a utility/technical room. A stylish pivot door leads into the heart of the home: the spacious and exceptionally bright living area.

LIVING AND KITCHEN
Large windows and two generous sliding glass doors flood the living area with natural light and create a seamless connection with the outdoor space.

The modern open-plan kitchen features a composite worktop and high-quality built-in appliances, including a four-zone induction hob with integrated extractor, dishwasher, fridge/freezer, Quooker and combination oven/microwave. An integrated coffee and wine area with wine cooler, together with extensive bespoke cabinetry, completes the kitchen.

Adjacent is the spacious living room, offering ample room for a comfortable seating area and a large dining table.

Behind an elegant glass partition is a stylish office/workspace: an ideal home office that remains connected to the main living area while still providing privacy. If desired, this room can be converted into a second bedroom.

Two large sliding glass doors provide direct access to the sunny south-facing balcony, with unobstructed views towards the Bajeskwartier.

BEDROOM AND BATHROOM
The spacious bedroom features a French balcony and provides access to the generous walk-in closet and luxurious en-suite bathroom, complete with a walk-in shower and wide vanity unit.

Behind two sliding doors, the connections for the washing machine and dryer are neatly concealed, together with additional storage space.

OUTDOOR SPACE
The approximately 8 m² balcony is directly accessible from the living room and faces south. Residents can also enjoy the beautifully landscaped communal roof garden of approximately 250 m²: a unique green space above the city with views across Amsterdam.

SUSTAINABLE AND COMFORTABLE
Built in 2021, the apartment is exceptionally well insulated and has an A+++ energy label. The ground-source heat pump (WKO system) provides underfloor heating and cooling throughout the apartment. Combined with heat-recovery ventilation and sun shading, this ensures a comfortable indoor climate throughout the year.

Four private solar panels, generating approximately 1,000 kWh per year, contribute to the apartment’s exceptionally low energy consumption.

LOCATION – AMSTELKWARTIER
Amstelkwartier is a modern urban neighbourhood where architecture, greenery and water come together, with the River Amstel always close by.

Lindenhoevestraat offers a peaceful yet central location, with restaurants, shops, sports facilities and plenty of opportunities for walking, running or relaxing along the Amstel. Spaklerweg metro station and Amsterdam Amstel station are nearby, providing excellent connections to the rest of the city. De Pijp, Amsterdam-Oost and the city centre are all within easy cycling distance, while the A2 motorway and A10 ring road can be reached within just a few minutes by car.

OWNERS’ ASSOCIATION
The apartment forms part of an active and professionally managed Owners’ Association (VvE) comprising 34 members, with an up-to-date long-term maintenance plan (MJOP). The monthly service charges are €158,- for the apartment and €18,- for the parking space.

GROUND LEASE
The property is situated on leasehold land owned by the Municipality of Amsterdam. The current annual ground rent is €7,191.81 and is subject to annual indexation. Subject to the applicable conditions, the ground rent is tax deductible. The ground lease for the separately offered parking space has been bought out in perpetuity.

NOTE
When assessing the housing costs, it is important to consider the overall net monthly expenses. The periodic ground lease payments are fully tax-deductible when the property is owner-occupied. In addition, the A+++ energy rating ensures exceptionally low energy costs, while the service charges are just €156 per month – remarkably low for a modern apartment complex with a lift. Even with the relatively substantial ground lease payments, the overall monthly housing costs therefore remain very attractive.
